Professional advice on cleaning, polishing, sealing and restoring Marble, Travertine, Limestone, Slate, Porcelain, Terrazzo and Natural Stone floors across Hampshire and surrounding areas.

Natural Stone floors look incredible when they’re properly maintained, but different stones behave very differently over time. Some are highly acid sensitive, some trap dirt deep within textured surfaces, while others gradually become dull through traffic, detergent residues and incorrect maintenance.

At Dynamic Floor Care, we specialise in the deep cleaning, restoration, polishing and sealing of Natural Stone and hard floors using professional-grade equipment, truck-mounted extraction systems and specialist diamond refinishing methods.

Sometimes a floor simply needs correctly deep cleaning and resealing. Other times it requires full mechanical refinishing to properly restore clarity, remove wear and bring the stone back to life.

The important part is understanding what the floor actually needs rather than treating every surface the same.

Common Problems We Deal With

  • Acid Etching
  • Dull Marble Floors
  • Dirty Grout Lines
  • Failed Sealers & Coatings
  • Travertine Hole Repairs
  • Grout Haze Removal
  • Textured Porcelain Cleaning
  • Slate Coating Removal
  • Heavy Traffic Wear
  • Soap & Detergent Residue Build-Up

Marble Polishing & Restoration

Marble looks incredible when it’s properly finished, but it’s also one of the easiest stones to damage without even realising it.

Bathrooms and kitchens are usually where the problems begin first. We regularly see dull patches around sinks, showers and walkways where acidic products have slowly etched the surface over time.

One of the biggest misconceptions with Marble is that people think these dull areas are dirt sitting on the surface. In reality, the acid has physically damaged the stone itself.

Depending on the condition of the floor, we use professional diamond refinishing systems to remove etching, reduce scratches and restore clarity back into the surface. Some customers prefer a softer honed finish, while others want a much clearer polished appearance with more reflection and depth.

Travertine Restoration & Filling

Travertine is one of those floors that can look absolutely stunning when it’s clean and properly finished, but it’s also a stone that tends to show its age quickly if it’s not maintained correctly.

Because Travertine naturally contains holes and voids, dirt gradually settles deep into the low points of the floor over time. Tumbled Travertine is especially prone to trapping dirt and residues that normal mopping simply can’t remove properly.

We regularly deal with:

  • failed fillers
  • cracks
  • worn traffic areas
  • damaged grout
  • patchy sealers

Using specialist alkaline cleaning systems, rotary agitation equipment, tile spinners and truck-mounted extraction systems, we’re able to properly flush contamination out of the floor before mechanically refinishing and resealing the surface.

Limestone Cleaning & Sealing

Limestone is a beautiful Natural Stone, but it’s also relatively soft and highly sensitive to acids and traffic wear.

Kitchen areas especially tend to show wear first. We often see dull patches around islands, sinks and walkways where the surface has gradually lost its finish over time.

A lot of Limestone floors we see have also been heavily over-mopped for years using the wrong products, leaving detergent residues sitting within the stone and grout lines which then attracts further dirt.

Many homeowners assume the stone needs replacing when actually the surface simply needs properly deep cleaning, refinishing and resealing.

Depending on the floor, we may carry out:

  • deep alkaline cleaning
  • diamond refinishing
  • honing
  • grout restoration
  • stain reduction
  • sealing
  • colour enhancement

Slate Floor Cleaning & Sealing

Slate floors often suffer from years of old coatings, patchy sealers and trapped dirt.

A lot of older Slate floors were originally treated using topical sealers designed to create a sheen across the surface. Over time these coatings gradually wear unevenly, trap dirt and leave the floor looking tired and patchy.

In many cases, the floor underneath is actually still in good condition — it’s the failed coating causing the problem.

We regularly strip old coatings before carrying out deep cleaning and resealing using modern impregnating sealers and colour-enhancing treatments designed specifically for Natural Stone.

Tile, Grout & Porcelain Cleaning

Most tiled floors don’t actually become damaged — they gradually become contaminated.

Grout lines are usually the first thing people notice. Because grout is porous and sits slightly lower than the tile surface, dirt and detergent residues gradually become trapped within it over time. Standard mopping often makes the problem worse by repeatedly pushing dirty water back into the grout lines.

Textured porcelain floors are another common issue. They’re extremely durable, but many modern porcelain tiles trap grease, dirt and residues within the texture itself.

We’re also increasingly called out to newly installed porcelain floors where grout haze, builder’s residue and installation debris have been left behind after fitting.

Different floors require completely different cleaning approaches. Some respond best to high-alkaline cleaning systems, while others benefit from controlled acidic cleaning to safely remove grout haze, mineral deposits and construction residues.

Our professional tile and grout cleaning systems use:

  • specialist cleaning agents
  • rotary agitation
  • grout brushes
  • edging tools
  • high-pressure tile spinners
  • truck-mounted extraction systems

Using specialist tools such as our SX12 spinner allows us to properly flush contamination out of the grout lines rather than simply move dirty water around the floor.

Porcelain itself generally gains very little benefit from sealing, but grout protection can often help reduce future staining and simplify maintenance

Victorian Tile Restoration

Victorian tiles can often be transformed far more than people expect.

A lot of these floors sit hidden beneath years of old waxes, dirt, blackened grout and failed coatings. Once properly cleaned, the original colour and character of the tiles often starts coming back through again.

Restoring Victorian floors is usually less about making them look brand new and more about bringing life and definition back into the floor while still maintaining the character of the property itself.

Depending on the condition of the floor, restoration may include:

  • deep cleaning
  • coating removal
  • grout restoration
  • colour enhancement
  • sealing

Terrazzo Polishing & Restoration

Terrazzo is an incredibly durable material, but over time it can gradually lose clarity through scratches, traffic wear and improper maintenance.

A lot of Terrazzo floors don’t actually need replacing — they simply need mechanically refinishing correctly.

Using professional diamond refinishing systems, we can hone and polish Terrazzo floors to restore clarity, improve reflectivity and reduce surface wear.

Depending on the finish required, Terrazzo can be left with a softer satin appearance or polished to a much higher sheen.

Understanding Stone Sealers

Not all sealers work in the same way, and using the wrong type of sealer is often where long-term maintenance problems begin.

Older topical sealers and coatings sit on the surface of the floor to create a visible finish or sheen. These still have their place on certain floors such as terracotta, quarry tiles and some Slate floors, but they do require ongoing maintenance and eventually wear away over time.

Modern impregnating sealers work differently by penetrating beneath the surface of the stone to help repel moisture and contamination from within while maintaining a more natural appearance.

Depending on the floor, we may use:

  • natural impregnating sealers
  • solvent-based impregnators
  • colour-enhancing sealers
  • breathable protective treatments

Selecting the correct sealer is just as important as the cleaning or restoration process itself.

Professional Equipment Makes A Difference

Professional stone restoration requires far more than standard domestic cleaning equipment.

Depending on the floor, we use:

  • truck-mounted extraction systems
  • high-pressure tile and grout spinners
  • diamond polishing systems
  • rotary floor machines
  • edging tools
  • forced drying equipment

The goal isn’t simply to clean the surface visually. It’s to properly flush contamination out of the floor, restore the finish correctly and leave the floor easier to maintain long-term.

Commercial Hard Floor Cleaning

Alongside residential restoration work, we also provide commercial hard floor and carpet cleaning services for hotels, schools, offices, communal areas and facilities management companies.

Commercial floors present completely different challenges to domestic properties, particularly around drying times, traffic levels and maintaining presentation standards while minimising disruption.
